Warming Up to Big Changes
S
Spring is when we simply must begin going outside. After months of watching our yards suffer under the cruel yoke of Mother Nature’s chilling indifference, we now feel twinges of hope as the grand old dame rethinks things and slowly brings life back into our properties. That green you see out there? That’s called grass. Yes, I know you thought grass was supposed to be brown and dry. But you also thought trees were supposed to be bare, and now they have buds on them. Heck, you even thought that abandoned space behind your house was where branches and snow went to die. But go look at it again, and try
to remember those days and weeks you spent out there last year, feeling gentle, warm breezes and loving life. When I was young, my idea of landscaping was pulling weeds from between bricks and cutting the lawn every week or so. Occasionally my family would go wild and trim the hedges, but that was usually when company was coming. As a grownup, I like to have a healthy-looking property. I am excited by increasing my home’s curb appeal and of being one of the properties on the street that people admire. I like the house to look clean and well taken care of. I am happy when the

grass is lush and even. I smile when my trees and bushes complement each other in both form and color, and the sight of mounds of freshly placed mulch just makes me ridiculously giddy. To me, a well-kept home says a lot about the people who live there. It says that they take pride in what they have, that they care about their neighborhood, and that they see the power that beauty has to make us all feel better. As much as I love winter (and I really, really do), the main thing that season lacks is the feeling that the world is alive. Dormant trees, dull grass, dead vines and gray skies don’t exactly convey that concept. But when spring
begins to sneak back into our lives, so do the ideas of rebirth and awakening. It is April. The birds are chirping, the air is inviting and the days are full of wondrously warm things to come. MAJORITY OF HOMEOWNERS HELPED BY HOME INSPECTIONS
The Southern Mansion will not be this year’s Cape May Designer Show House.
More than 70 percent of U.S. homeowners agree the home inspection they had when they purchased their current primary residence helped them avoid potential problems with their home, according to a survey released in February by the American Society of Home Inspectors (ASHI)— the oldest nonprofit, professional organization of home inspectors in North America. In addition, nearly two in three (64 percent) noted, in the long run, they saved a lot of money as result of their home inspection. As the housing market begins to
recover, ASHI encourages homeowners and buyers to hire a certified home inspector and to get a home inspection to help further protect their investment. The survey was conducted to gauge current consumer perceptions about the purpose and value of a home inspection. Results revealed 88 percent of all homeowners believe home inspections are a necessity, not a luxury. While homeowners who had an inspection seem to understand the value it serves, many still are confused by what components are included in a standard home inspection. During a home inspection, a

An ASHI home inspector will examine the condition of the home’s roof, attic and visible insulation, foundation, basement and structural components, as well as interior plumbing and electrical systems. One interesting bit of information from the report is that nearly three in four homeowners surveyed (70 percent) assume all home inspectors must be certified and licensed. In fact, not all are.
The National Commission for Certifying Agencies (NCCA) has recognized ASHI as an accrediting association for its profession-leading Certified Inspector Program. 2011 CANCELLED The Cape May Designer Show House project, planned for the Southern Mansion, is not going forward as planned. It’s that time of year again, and while spring has made you start thinking about getting your pool up and running for a new season, you know it’s not quite as simple as just removing the cover. There are important steps to opening your pool, so it makes sense to have a professional do it properly. That way, even if you decide to maintain it yourself during the year, you know it was done right to begin with, says Jeff Renneisen, director of sales for Aqua Bello Designs.

NO REASON TO WAIT Most people think of Memorial Weekend as the goal for having their pool ready to go, but there’s no rule as to when you have to open. “There’s no reason you can’t open in April,” says Peter Fineberg, owner of Ted’s Pools. “On the flipside, homeowners who have a lot of trees surrounding their pool which pollinate in the spring, you may want to consider opening a little later. Otherwise a lot of pollen and buds can wind up in the pool,” he says. >>>

Another reason some homeowners are eager to get their pools open is to add to the landscape. Even if it’s too cold to swim, they enjoy looking at the beautiful scenery a great pool provides. “Today, pools are not just for swimming,” says Vince Piscitelli, owner, Crystal Clear Signature Pools, LLC. “They have water features, swim-up bars, light shows with misting systems, underwater speakers and more. We do some elaborate backyard environments … and people want to enjoy them as long as possible.” “Pools today are as much a part of the landscape as the landscaping itself and many pool owners open the pool as early as possible,” agrees Renneisen. “If a hot tub has been added to the pool, many owners open the pool as early as April and if properly plumbed, a spa can heat up very quickly and be used right away. The best time to open is really up to the pool owner and the type of pool that they have,” he says. Regardless of the date you decide to open, Fineberg says to remember that everyone else is also going to want to open their pool soon as well. So book your appointment in advance. “Pool companies are notoriously busy in the spring, so don’t try to call a day before you want to get it opened,” he advises. THE OFF-SEASON How smooth your pool opening goes will likely depend on how well it was winterized, says Bob Dean, owner of Buckingham Pools, Inc. Dean offers a winter service in which the pool is maintained even throughout the off-season with chemicals added periodically. “Homeowners will often close their pool with it looking beautiful,” says Dean. “But when they go to take the cover off of it for the first time in the spring, they’re often dismayed because it looks more like pea soup than that beautiful blue water they saw when they closed it. It doesn’t have to be that way. A little bit of maintenance over the winter can make a huge difference in opening it up for a new season.” Properly winterizing the pool and closing it down for the season is critical in preventing damage from freezing and other severe winter weather. Closing is also when any needed repairs would be discovered and resolved. Tom Lobrow, owner of Custom Pool Pros, says that the more attention paid during closing, the easier opening will be. “It’s so important to be sure 22

that everything is in proper working order before you put that pool cover on,” he adds. “It will prevent so many problems.” A SMOOTHER OPENING If the pool was properly winterized and well-covered, the job of opening typically starts with a few simple steps by the homeowner. Fineberg says before bringing the professionals out, make sure the cover is clean. “Remove any debris like leaves and branches, which can also cause decay if left on too long,” he says. “Then make sure you add water to your pool. When we close the pool, we drop the water to two inches below the tile. The pool cannot circulate properly unless you bring that level back up to the middle of the tile. Before your pool company comes out to get everything open, put your hose in and fill it up so that everything is ready to go.” When the pool company arrives, they’ll start by pumping any excess water off of the cover. Piscitelli says his crew will then remove the cover and use a power-washing machine to scrub it clean. “We fold the cover up accordion-style, which is really important,” he adds. “It allows two people to easily walk the cover back over the pool.” Other important tasks include taking out any plugs that were added to winterize the pool lines and pumps, re-installing addons like diving boards and ladders, and priming the pumps. “A lot of our pools also have water features like waterfalls, fountains, sliding boards and grottos, so we have to get all of those individual pumps up and running,” adds Piscitelli. “Most of our pools are automated so we also have the computers checked out and adjusted along with the automatic vacuums.” It’s also important to test the water, adds Bryan Hull, general manager of Del Val Pools & Spas of Turnersville. A water sample should be taken to your pool company. “They will guide you in balancing your pool’s chemistry to produce crystal-clear water,” says Hull. “The testing will concentrate mainly on pH levels, alkalinity balance, sanitizers and phosphates, along with checking for the presence of metals.” DO THE JOB RIGHT Opening and closing your pool properly, and keeping it well-
While everyone is anxious to get their pool opened, Fineberg asks homeowners to be patient. “It does take time for the water to clear,” he says. “It won’t turn blue overnight so just realize that it can take a couple of days and you have to give it time. That’s why it’s so important to plan ahead and call your pool company soon!” H&H

maintained, are important to help your pool last for many years, suggests Renneisen. Of course, it’s always important to be on the look out for potential problems. “It’s time to call a professional in if you see a lot of tile or coping separating or removing from the pool shell, or any other potential structural problems,” he says. “And have a professional inspect your equipment as there are highly efficient variable-speed pool pumps, head pumps and LED lights that can cut your use of electricity dramatically. In addition, anti-entrapment rules have changed and it is recommended that all swimming pools’ suction be inspected for safety. A system can be added to the equipment to make any pool compliant.”

The space between a deck and the rest of the backyard is frequently left untouched, often because homeowners don’t know what to do with it. But landscaping around a deck is a great way to create a seamless transition from deck to your remaining outdoor space. “As beautiful as a new deck can be, its true potential is not realized until there is an equally stunning landscape to go with it,” says Ed Swietanski, construction manager with Gill’s Landscaping, Inc. “The wood or stone elements used to construct the deck by themselves can give a ‘hard’ look to the backyard space. it more comfortable.” “Landscaping is the finishing touch to deck design,” agrees Bob Griffin, owner of Distinctive Decks. “There needs to be a harmony between the deck design and the landscape design to achieve the best overall product in your backyard. The landscaping should enhance the beauty of the deck by providing color, shade and maybe even privacy,” says Griffin. “You want your deck to be a good transition from the house to the rest of the property,” adds Bill Wilson, owner of Amazing Decks. “The deck is part of the house and also part of the yard. But sometimes when the deck is too high, it doesn’t feel like part of the yard. Landscaping can easily solve that.” HIGH OR LOW A raised deck is certainly a tricky landscape challenge. While the area between the ground and the deck is just dead space, Wilson suggests adding a raised bed that will cut down on some of that “naked elevation.” Lesley Paxson, landscape and floral designer with Geerlings Garden Center, suggests bringing in extra soil for a raised bed. “You can bring in about twice the amount of soil you’d use for a

standard bed to give it a great base,” she says. “Then you don’t have to worry as much about tall or mature plant material. You can use species that will grow in time and fill in the space even more.” One thing to keep in mind, adds Shari Catanzaro, landscape designer with Colibraro Landscaping & Nursery, Inc., is when the sun will be hitting the deck and whether it will cast shade or not. “If it’s not creating shade and the plants will be getting direct sunlight between 12 noon and 4 p.m., then they have to be species that can take in the hot sun and handle drier conditions because that’s typically the hottest time of day,” she explains. “But if it’s shaded in the afternoon, you will want to consider more shadeloving plants like impatiens, hostas or azaleas.” You’ll also want to select plants ideal for the deck’s height, says Steven Doerler, certified landscape architect and owner of Doerler Landscapes. “You don’t want the plants growing higher than the deck or up through the deck,” he says. “The goal is to enhance the space, not compete with it.” Catanzaro notes that a common mistake homeowners make is doing a garden right in the path of a downspout. “If you >>>

get a heavy rain, it could easily wash out the plantings,” she warns. “Be aware of where those areas are. You can also slow down the gush of water by placing some stones in the water’s path.” Some homeowners enclose the area underneath their deck with lattice panels or solid wood. Joe Palimeno, owner and landscape designer with Ledden Palimeno Landscape Co., makes sure these are removable so the space can be used for storage. “If the deck is tall enough, I also like to seal the bottom with some of the new PVC products that are available such as DrySnap,” Palimeno adds. It keeps the area under the deck dry, and can be an extra room to flee the sun or maybe put a hot tub. Decks low to the ground are less of a challenge if they’re built with landscape in mind. “The outer perimeter of the deck can be landscaped with shrubs and flowers,” suggests Griffin. “We like to create landscape nooks by changing the angles of the deck instead of just building a square deck.” Whether high or low, your landscaping should separate your deck from the rest of your landscape, while also serving as a “bridge” from deck to yard. “If the right plants are placed there, [they’ll] make maintenance easier,” says Doerler. “You don’t want to have to be weeding around the deck. A well-maintained bed with the right plantings can take care of that.” There are other factors to consider. “I see a lot of clients install a great looking landscape that their neighbors will enjoy but fail to give themselves something pleasing to look out at from their own point of view,” says Swietanski. “Keep in mind that even when the weather does not allow you to be out on the deck, the views from inside the house looking out should also be considered.” He says to use well-placed shade trees that offer relief from summer sun, but to also make sure to give firepits or fireplaces ample clearance for the future, when the trees grow in both height and width. GET ON DECK In addition to your yard’s landscape design, add some plants and flowers on top of the deck, says Juan Cardona, owner of Archadeck of Chester County. “It comes down to aesthetics,” he says. “A deck can look like a lot of wood, so it’s nice to get some color in there. Hanging plants are an easy way to do it. [Many] homeowners have a pergola added to their deck and then hang some plants from it or use climbing vines to add interest.” “Large tropical plants that can be moved inside in the winter can provide both privacy and shade,” says Swietanski. “Containers with perennials will bring color and fragrance throughout the season. Herbs and vegetable can be put in pots to create a ‘kitchen garden,’ perfect for adding that “freshpicked” element to your grilling recipes.” And remember, vertical interest is always a great eye-catcher. Catanzaro says that “Woolly Pocket,” a new container that can be hung on walls, helps grow a vertical garden. She says it adds character and color to a deck or a blank wall. “Hanging baskets can give a little bit of privacy,” she suggests, adding that they

need frequent watering because they get dried out very easily in the summer sun. To decide on the look, Paxson says to experiment. “Plant something you love but just aren’t sure about for the front of the house, where it’s in constant sight. [For example, people don’t always want] shrub roses in the front because they’re thorny and look scrubby in the winter. But you’re not going to be on your deck in the winter so it’s a great place for them. The idea is to H&H have some fun!”

There is nothing more refreshing than a cool swim on a hot summer day. If you’re thinking about building a custom pool, the first step is to pick a landscape architect or a professional landscape designer. I suggest this because while some may start with a pool contractor, the truth is that very few pool contractors employ landscape design professionals trained to look at the “big picture” of the entire project in the context of the existing landscape, the house and the overall site. A landscape architect or professional landscape designer will work with you to answer a series of questions about the location, size, style and elements of the pool you desire and then incorporate that into a master plan for the project. Once the plans are complete, then it’s time to get estimates from pool contractors, hardscape contractors for the decking around the pool, fencing contractors and landscape contractors. You may want to work with a designer from a professional landscape design and construction company since they will pull together all of the pricing into one contract then manage the entire project. This saves you time and money, while ensuring the best result. One of the first major decisions is where to locate the pool. Consider the opportunities and constraints of the property and how you see the pool being used. When will you be using the pool and where will the sun and shade be during those times? Will the pool be an extension of the house where friends and family gather to play? Or is the pool its own

outdoor room and private destination? Often people are inclined to place the pool right out the back of the house. This can work well for families with children since the pool remains visible from inside. Being closer to the house may also fit your family’s entertaining style. Keep in mind, though, that in colder climates the pool will be covered for many months and is not particularly attractive from the inside views. For this reason, you may choose to site your pool in a less central location and make the pool area a destination. The form and style of a pool should be based on your own personal preferences. Some people love the natural character of free-form pools with boulder waterfalls, while others prefer the elegant sophistication of a
rectilinear or formal pool. If the pool is going to be located in a direct relationship to the house, consider carrying the style of the home’s architecture into the style of the pool design. If you have a home with a strong architectural character, a formal pool will generally be the most aesthetically appropriate. How the pool will be used may also influence the form. Free-form pools work well when the pool is actively used by children because they tend to be more playful in character and provide dynamic interests when inside. What elements do you want to incorporate into your pool? A spa is a popular element to include, but in colder climates the spa won’t be usable in the off-season and for many people that is when a spa is most appealing. One option is to place the pool and spa in close proximity, but to separate the water and mechanical systems in order to use the spa year round. Sun ledges have grown in popularity. These are areas of the pool that are 12 inches underwater, and big enough to place a lounge chair and umbrella. A beach entry eliminates the steps and creates a smooth transition into the pool that is especially nice for younger children. Waterfalls, spillways and waterspouts can create visual and auditory interest. Playful options include slides, diving-boards and dive rocks. Maybe you want to include a pool house or cabana providing some luxuries and amenities at the pool area. If you’re considering a swimming pool and want to enjoy it this year, then hire a design professional in the winter or early spring and get started. It can take two or three months to get the plans done, get the estimates together, hire contractors and get the required permits to begin the actual construction. dream kitchen solves many problems

Beco’s current president, Timothy Pesce, grandson of the company’s founders and the third generation to run the business, has been helping clients create their dream kitchens and baths for the last 27 years. Recently, he helped Yardley homeowner Louis Csabay create the kitchen he has always wanted.

MOVING ROOMS Csabay was facing many challenges in his Bucks County kitchen, mainly stemming from the fact that the room was simply too small and didn’t flow right. For Csabay, who frequently likes to entertain, it was challenging to comfortably seat guests or even maneuver around the tight, confining space. To achieve the homeowner’s overall goals, Pesce did some serious reorganization. “We moved the laundry room to the second floor and then basically rearranged the entire layout of the existing kitchen,” Pesce explains. “It was a cramped space and uncomfortable for anyone to move around in. However, by relocating the laundry room, we were able to open things up and provide more counter space and a much larger eat-at island that the homeowner requested.” The new laundry room was moved to what was once a master bedroom closet, but which more recently was infrequently used. It’s now an easily accessible laundry area that accommodates a new washer, dryer, hamper area and even storage cabinets. Csabay says that he prefers having the laundry room on the second floor and finds it more convenient to use. “I definitely think it added value to the home since it’s such a smart location,” he says. “Clothes can go right to the hamper area in the laundry room. Tim was able to move the laundry room without intruding or losing any space.” Csabay also appreciates the view created by the rearrangement of his kitchen. “It used to be that when you came into the house you’d just see the kitchen sink,” he says. “But because Tim’s design provided better access to the deck and opened up that entire area with a large bay window, you can now see right onto the deck where there’s a gazebo and outdoor bar. The house just flows better overall.” One of the items lost with the redesign was a pantry, but Pesce solved that problem by creating a unique storage system featuring slide-out metal racks that hold pantry items. “It’s something you have to see as it’s hard to describe,” admits Csabay. “But Tim definitely solved the problem of a lack of pantry space by creating something brand new.” Pesce says that solving problems is a big part of what Beco does. “Part of the reason people come to an establishment like Beco is because they know we can deal with issues that come up,” he says. “We are able to deal with problems and find the solution that works best for the homeowner.” PROVIDING ANSWERS The new kitchen gave Csabay some of the must-haves on his list, such as two separate sinks, two dishwashers, two ovens (one gas, one electric—plus a microwave) and two refrigerators. With all of the entertaining he does, these items get frequent use. “During the holidays, both of the refrigerators are completely full,” says Csabay. A warming tray installed at waist level has also come in handy for entertaining. “I’m able to keep everything hot at the same time and guests can come and serve themselves,” he says. Csabay is also a big fan of the functional eat-at island. It’s not only a seating area where he often serves up hors d’oeuvres, but one where he can prepare them, too. With a built-in sink, steamer and garbage area, the homeowner can do some of his food prep right there. If he had to choose one word for his new kitchen Csabay would call it “functional.” And that was certainly his most important goal. The kitchen is sleeker than the previous design and has a much smarter layout, but it’s the functionality that Csabay really wanted. Pesce says that’s what most homeowners are looking for nowadays — a kitchen that’s custom-designed for their exact needs. Fortunately, 38

As a designer, those are the types of things you love to hear—that you were able to create solutions for a homeowner. And that you helped them to create a space that they love. CONCRETE Concrete is an adaptable, durable and affordable option for driveways, sidewalks, patios and more. The long-lasting surface is both resilient and wear-resistant in harsh environments, and requires little maintenance. In addition, now homeowners can also choose from a variety of patterns and colors. “Concrete is the most versatile building product in the world. And it will hold up under more extreme weather conditions,” explains Dan Condiles, general manager of RAHNS Concrete. Concrete has many benefits, says Condiles, including visual appeal and contributing to resale value. These days, homeowners can even choose between making a bold statement with concrete or having it subtly blend in with the natural surroundings. plating incorporating concrete into your home’s exterior, you should think twice before you attempt to go it alone. In order to have it last for many years, calling in the professionals is the way to go. “It takes many years of experience to learn how to place, finish and cure concrete,” he says. “If it’s done properly, it will last indefinitely. Improperly-placed concrete many not even last a year.” Also, he advises homeowners to use an alternative to chloride de-icers in the winter months. These may eat away at concrete, so if chloride de-icers must be used, Condiles suggests using them sparingly.

STAMPED CONCRETE Frequently used for patios, sidewalks, driveways, pool decks and interior flooring, stamped concrete can be patterned or textured to resemble brick, slate, flagstone, stone, tile and more. It is “installed as you would a typical concrete, depending on the application. A rubber stamp is applied to the wet concrete which gives it a texture, depending on the client’s desires,” says Steven Masullo, landscape designer at Steven Masullo Landscape Design. It also helps you achieve the high-end look you desire, but at a lower price. Stamped concrete can take on the shape of any number of natural building materials, making it a less expensive alternative to using authentic materials. It can also be used in everyday applications as well as complex designs that incorporate steps, courtyards and fountains. Its wide variety of patterns and colors—not to mention its economical price tag—is why stamped concrete is becoming a popular option with homeowners. Using a concrete overlay (an alternative to removal and replacement of outdated concrete), or adding stamped concrete to your home’s exterior will “enhance the house and increase property value,” notes John Muldoon, partner with Concepts in Concrete. “Concrete is extremely durable, easy to maintain and lasts a long time.” Like Condiles, Muldoon and Masullo advise against installing the concrete yourself. “I’ve seen horror stories in the years I’ve been doing this and have ripped out things a homeowner has done or has gotten halfway through,” Masullo recalls. “If you don’t know what you’re doing, don’t do it. You wouldn’t give yourself an appendectomy. Leave it to the people who do it on a regular basis.” ASPHALT Using asphalt as a building material has various benefits over other, more costly options. It is strong and durable, can withstand freezing and thawing, is unaffected by salt, and it flexes and gives with slight settlements. In addition, asphalt comes with the option of being stamped and colored. The texture and color pigmentation makes for a convincing brick-like appearance, and this decorative paving system can be applied on a newlyconstructed driveway, or if asphalt driveway resurfacing is needed. Asphalt—a mixture of aggregate (stones and sand) with liquid asphalt cement—is a petroleum product. Its continuous surface doesn’t allow for organic materials to penetrate, so there is no need to worry about weeds poking through a stamped driveway, patio or any other surface. In truth, some wear may occur over time, just like any decorating paving systems. Maintenance is key and homeowners can do this themselves. Using a low-pressure, high-volume rinse, just flush the decorative asphalt pavement surface with water to

remove abrasive materials, such as sand or dirt (these can decrease the life of the surfacing system). It is often recommended to reseal the driveway a year after it has been installed. But after then, do so only when it is visually noticeable that the old sealer is wearing away. It takes knowledge and skill, as well as professional equipment, to obtain a high-quality asphalt paving surface. living fences Fences don’t have to be made of hard materials—living plants work, too. These softscapes have several advantages: They add form, texture and interest to your yard. A landscape artist trained a line of magnolia trees as an 18-foot hedge. For a house sitting on a busy street with lots of pedestrian traffic, a chain-link fence was installed and drought-resistant lantana were planted alongside it. The tall lantana provides privacy, absorbs some of the street noise and looks pretty when in bloom. Stone or brick columns connected to iron fencing convey elegance and safety. 46

While the initial expense will be more than with plain metal, in the long run it often turns out to be cheaper because it lasts longer and is easier to maintain. Ornamental aluminum fencing, low-maintenance and durable, often carries a lifetime warranty for material and structure. It also comes in many grades. Some have even used acrylics and polycarbonates to create artistic fences. These materials let light pass through, but are opaque and therefore provide privacy. They can also be backlit to bring out night time qualities. Polycarbonate vinyl fencing requires little or no maintenance and resists termites, fungus and dry rot. Newer versions of vinyl fences are fade resistant and are difficult to tell apart from wood. Other materials include wrought iron—especially nice for gates and accents—and stucco, which, in fencing, is cinder blocks faced with stucco. As for combination fences, artisans have built wood fences with brick columns, wrought iron with stone columns and cedar fences with stucco columns, just to name a few mixed uses. SELECTIONS AND ELECTIONS Once you select your main material, you have an array of options that can dress up your fence. Consider a tall privacy fence with a grilled window. These can block unsightly utility easements while the window lets the breeze through and the grill provides security. Maybe customize a wrought-iron gate or driveway arch. cost-conscious remodel creates a family-friendly open floor plan

The wish list was long; the budget was not. Such was the dilemma facing Greg Porraro and his team at Porraro Associates, Inc., an award-winning building firm in North Branch. The cut-up feel of their main living spaces no longer suited the owners of a traditional 1970s colonial-style home in Maplewood; they wanted a modern, open layout. They also hoped to remodel their outdated kitchen, rework a rarely used dining room into a dual-purpose formal and casual eating area, convert a three-season sunroom into a year-round family room, and create a covered outdoor living space off the new family room. The catch? It had to be done for about $60,000, and as quickly as possible. The designers at Porraro Associates, Inc. were up to the challenge and set about sketching a floor plan that combined living and eating spaces in an elegant, yet informal style that better met the needs of the young family. OUT WITH THE OLD, IN WITH THE NEW “The existing kitchen was dark, dated and not very userfriendly,” recalls Greg Porraro, company president. “Its eating

area was tucked away and not at all inviting, and the rooms adjacent to the original kitchen were not any better.” On one side of the kitchen was a small, nondescript, formal dining room. On the opposite side, a sliding door connected the kitchen to a sunroom, which looked like anything but, with its industrial-looking drop ceiling, crank-out jalousie windows and dark paneling. “It was important to the homeowners that the children could be visible from the kitchen while they were playing or viewing television in the family room,” notes Porraro. “They wanted everyone to feel connected to the action, no matter where they were in the new space.” With that in mind, a new floor plan was developed, positioning the kitchen as the hub that bridged living and dining spaces. Because the design necessitated removing two structural walls, engineered support beams were installed in the ceiling. The beams were dressed up with architectural molding and trim, designed to look like columns. This created two symmetrical, 10-foot-wide square archways that became focal points for the space. With walls removed, light flooded the new combined space—a pleasant bonus. A U-shaped work area was created in the kitchen, an efficient arrangement that allowed easy access to appliances and prep surfaces. Maple cabinets with interesting crown detailing and a warm stain finish were installed, coordinating with granite counters flecked with brown, black and gold tones. A bold golden-orange wall color and red oak hardwood floors were chosen for the kitchen and carried throughout the two other areas, unifying the spaces. accent to the otherwise natural colors and textures. Two islands were installed in the kitchen. One features a unique cut-out in the base to permit seating on both sides. A second island, with a raised-height ledge, forms a natural divider between the kitchen and the dining area. Besides offering additional seating, it does double-duty as a serving buffet when entertaining. Because a corner cabinet was inaccessible from the kitchen, an access door was created in the dining room. This clever solution ensured that no precious storage space was wasted and provided the family with a spot to stash infrequently-used serving pieces. HERE COMES THE SUN The sunroom-turned-family-room benefited from even more dramatic updates. The unsightly dropped ceiling tiles were replaced with a soaring cathedral ceiling. Three new energyefficient Anderson double-hung windows substituted for the cumbersome jalousie crank-outs, and recessed lighting was chosen to ensure a clean, uncluttered look. Additional light was gained by the addition of a six-foot sliding door that opens to steps leading to the new outdoor room. Porraro Associates, Inc. extended the roof line 10 feet to cover the existing concrete patio and supported it with a column in the corner. A new doggy-door in the family room was installed to allow canine members of the family the freedom to come and go—and the opportunity to enjoy the new patio, too. “This covered patio extends the living space for the family,” Porraro explains. “They are able to relax and enjoy meals outdoors. For instance, Porraro, an experienced builder in the Leadership in Energy and Environmental Design (LEED) program through the U.S. Green Building Council, chose pre-finished hardwood flooring for the new space to avoid chemicals in the finishing products from being released into the home. By beefing up insulation, they ensured greater energy efficiency, and the team was even able to repurpose and reuse the old kitchen ceiling fan light fixture in the new dining area, preventing it from unnecessarily heading to the landfill. The design, attention to detail, and improved functionality of the new space led to Porraro being honored with a prestigious Contractor of the Year Award in the category of Interior Remodel Under $100,000, by the Central Jersey chapter of the National Association of the Remodeling Industry. POWER WASHING & GUTTER CLEANING Sap, pollen, mildew and pollution collect on the exterior of your home, making it look dingy and, in some cases, causing costly damage. Power washing (or pressure washing) your house is a relatively simple and affordable way to protect your investment. In addition to your house, other areas that benefit from pressure washing include gutters, the driveway, sidewalks and pool decking. Professionals recommend power washing your house at least once a year. While this is something homeowners can do themselves, there are some risks involved, including damaging siding, decking and stonework. The best idea is to hire a local professional.

FENCE & DECK MAINTENANCE A beautiful fence and deck can add a lot of impact to your backyard, but there is some maintenance involved to keep these materials in tip-top condition. Inspect them yearly. Clean and refinish the deck regularly (if it’s made from a material that needs or can be refinished). Check for popped nails (if nails were used) and hammer raised nail heads to below the deck surface. Make sure fasteners are secure and that railings are bolted securely. Look for cracks in the decking and splintered or broken floor boards and treads. Replace boards in poor condition and re-attach any that are loose. Remove mildew with deck cleaning products, soapy water or oxygen bleach. AC CHECK UP Before the heat of summer gets here, make sure your AC system is up to speed. Have your air-conditioner checked once a year to make sure you have the right amount of refrigerant to cool your home. Have a professional make sure the airflow through the duct system is adequate. A professional will also check the coils, which can become matted with dirt and dust and lose efficiency. Having this cleaned will increase the efficiency and lower your energy bills. Also, have a trusted professional change the air filter, make sure the system is working properly before you actually need it, check air intake screens and clean as required, and check fan belts for frays, cracks or nicks— and replace as necessary. Have a professional inspect your AC unit once a year.

A crack in your home’s brick and mortar is a sign of a foundation problem.
FOUNDATION REPAIR If you have home foundation problems, there are some things you can do to protect your home. To make sure the soil isn’t pulling away from the foundation, apply moisture to the home’s entire foundation, watering it in equal amounts. Areas that receive more sun or one near large trees might require more water. Water even in the winter once or twice a week and during the hot summer three to four times a week to keep the soil against the home’s foundation. Some warning signs you have a foundation problem include: cracks in the interior sheetrock, doors that don’t fit properly, sloping floors and cracks in the brick or mortar. Foundation repairs can be very costly. While there’s really no average cost, repairs could begin at around $1,000 and go much higher from there.

No one wants their air-conditioner to die during one of our very hot summer days. If that’s happened to you, maybe you remember the frustration and panic you felt when the sweat started building but your repair person’s schedule was too full to find time to help you. This year, don’t risk it. There are things you can—and should—so that nightmare doesn’t happen to you again. TECH TALK First, get your air-conditioner checked by a professional who is North American Training Excellence (NATE) certified. Algae dry up from the central heat in the winter, then when you begin to use the air-conditioner again, the moisture in the system increases, causing the algae to float. The safety pan should catch most of them, but it doesn’t always. Although homeowners can do this task themselves, it is a bit tricky, so consider using a professional. In a risk-reward assessment, the risk you run in messing up the system is more than covered by the $80-$90 service call. Homeowners should also make sure the refrigerant charge, also known as Freon, is correct. Just one pound off can increase the run time of your unit because it is not cooling to capacity. DUST UP One sign that your A/C unit may be in trouble is a continual problem with dust. Just cleaning it up doesn’t solve the problem. It could mean that you have a hole in your a/c system. For instance, the duct work may have come undone or animals may have made a nest in the system. Checking this out is better left to a professional as well, because you have to know where to look >>> and what to look for.
