HERE was a time in the early history of our country, when people were satisfied with almost anything in the shape '. ::': :... ~'.: :./:. ~ of a house, and did not attach much importance to the value of having that house artistic in appearance and con ': ;:::".: ~ .~ veniently arranged. The main idea of those days was to have a roof overhead while the fortunes were being hewed out of the wilderness. Now, with the rapid advance of our American civilization, and its consequental demand for something better, has come the bungalow architecture of today, wherein an artistic treatment of both inside and out is used to secure a dwelling which will harmonize, be in proportion, and adapted to the comfort and purposes of those \\'ho are to dwell in it. These re3ults can be easily secured in a building of any price. Our object in ~uhlishing the "Roberts Home Builder" has been to place in the hands of home builders the opportuni{y to secure at prices within the reach of all, the design of an artistic, well-planned residence, executed under the direction of a competent archi tect. (The de3igns in this book are especially fitted for any country where climatic conditions make basements and furnaces a neces sity; in a warmer climate these features can be omitted if desired.) In building a home, however modest it may be, the services of a competent architect are almost indispensible in drawing up the plans, specifications and details. An able architect is a man who has spent years in preparing himsel f for his profession, is well informed in all matters pertaining to the building trades, and above all is a good busines-s man, making his services almost a necessity to the intelligent homebuilder. These plans will be found very complete and accurate, for all work going out of this studio is given the personal super vision of one of the firm. The small fee charged by an architect should be considered as an economical investment, a wise safeguard; for what does it amount to in comparison to the larger sum to be \',isely expended as directed by good plans and specifications; or misused and wasted by the futile efforts of a carpenter, who, while he may be a good mechanic and well able to follow good plans, has not the architectural training necessary for the proper execu tion of the plans and specifications themselves, and who, at best, can only build something similar that will be all out of proportion, and, instead of being a house bea1Jtiful, will show that inex appens to come up at the time, but other matters of the greatest perience has been the designer. The foundation plans ",-ill show the size, dimensions, and shape of all the walls, piers, posts, footings, and the material of which they are to be constructed. The size and location of all doors, windows, chimneys, ash pits, parti tions, and cellar drains.
FLOOR PLANS: The floor plans show the size and shape of all rooms, closets, halls, bathrooms; the loc~tion and size of all doors, windows, buffets, medicine closets, arches, columns; the location and position of all the plumbing fixtures, gas and electric fixtures, pantry work, with all the necessary measurements for the proper execution of the same.
ELEVATIONS: We furnish an elevation of each side of the house drawn to a scale, showing the location, shape, and size of all the windows, doors, posts, pilasters, porches, bay windows, cornices, columns, etc., just as they should look after the house is completed.
DETAILS: Of all the inside features, such as buffets, cupboards, mantels, arches and columns, stairways, base, trim, and picture moulding; also such framing sections of cornices, offset window and other exterior features that may be necessary.
CONCERNING SPECIAL WORK: If none of the designs in this book fit in with your requirements, write to us fully, explaining your needs, \,vith a rough pencil sketch, giving the size of rooms desired, etc., ",.. ith a remittance of $ 5.00, and we will send you a pencil sketch of your floor plans laid out to an accurate scale and conforming with your ideas as c,losely as possible, together with a picture of the exterior, showing just how the house will look when completed. We will also provide for the various features, such as seats, cosy corners, arches, slid ing doors, buffets, etc.
COST OF SPECIAL WORK: We will furnish special plans, specifications and details for I per cent. of the price of the building. We are also prepared to do all classes of work, such as flats, apartment houses, office buildings, etc., having had wide experi ence in this class of work. For this class of work, prices will be made on application.
